ANNUAL MEETING - BOARD ELECTIONS
The Annual Membership Meeting was held Wednesday 11/05/2025. A quorum of 51 properties were represented – 19 in-person and 32 by proxy. 4 existing Board members remained on the Board. 1 Owner volunteered to join the Board.
The Board members for 2025-2026 are:
Katie Murphy – President
Belinda Collins – Vice President
Paul Cohen – Treasurer
David Sekira – Secretary
Sarah Lavicka – Director at Large

FOUNTAINS UNDER REPAIR
UPDATE 10/07/25 The north fountain has been returned from the manufacturer, reinstalled and lighted (orange for fall). The Board continues to follow up with the manufacturer on the status of the south fountain repair under warranty. At this time, the manufacturer is unable or unwilling to provide a specific date for return. The Board will continue to work diligently to get the south fountain returned, reinstalled and operable as soon as possible. The Board appreciates your patience during this process while we work through the issue.

WELLINGTON PRESERVES COVENANTS AND
RESTRICTIONS in accordance with FL
Marketable Record Title Act (MRTA
S.720.3032)
If HOA communities do no
preserve their Governing Documents they can
expire or “extinguish” after 30 years. On July
24, 2025, Wellington completed the process to
preserve the existing Governing Documents
(to include amendments) by recording a
Notice of Preservation from Marketable
Record Title Act with the Clerk of the Court for
Lee County. The recorded document is now
linked on the Documents page. Additionally, a
hard copy will be mailed to each owner in
coming weeks.

LEASING AMENDMENT RECORDED WITH
LEE COUNTY EFFECTIVE 05/02/2025

On February 4, 2025, a two-thirds majority (78) of
Wellington Owners voted to amend Article XI
Section 19 of the Declaration Document to
restrict new owners from leasing their property for
a period of 1 year from the date of purchase. This
rule does not apply to owners who owned their
property prior to 05/02/25, whether they currently
lease or not. The updated documents can be
found under the Documents page of this website.

WELLINGTON CELEBRATES 25 YEARS!
2025 marks 25 years since the first Owners settled
into their new homes in Wellington. Twenty-nine of
those original owners still own their property here.
Many continue to reside here full time. Wellington
has seen some changes over the years but
continues to remain a wonderful place to call home.

FORMS UPDATED, MADE FILLABLE, AND
RELOCATED TO THE OWNERS PAGE

Wellington ACC Modification Request Form, HOA
Email Consent Form, and the New Owner
Information Form have been relocated to the
Owners page on the website. For added
convenience, the forms are now “fillable” meaning
you can call them up on your computer, click in the
various fields and type in the information, then
save and print the form. If you would prefer to fill in
the form with pen and ink as you have in the past
you can still print the blank form and write in your
information.

PREPARE FOR HURRICANE SEASON
With hurricane season fast approaching now is the
time to make your storm plans. Be sure to have
adequate hurricane supplies on hand. Plan your
evacuation route if that becomes necessary. Secure
all loose items outside your house that could become
flying projectiles that may damage yours or you
neighbor’s house. In the event the storm brings
flooding make plans to protect your house

EXTERNAL MODIFICATIONS
REQUIRE PRIOR APPROVAL

Any external modification, including painting, must
be approved by the Architectural Control Committee
(ACC) prior to starting the project. The ACC meets
the 1st Tuesday of each month. Complete the form
linked below and submit it to the ACC 72 hours
prior to the next meeting by placing it in the box
affixed to the railing at the pool entrance.
