RECYCLE UPDATE – WASTE MANAGEMENT
CHECKING RECYCLE BIN FOR COMPLIANCE

The Board wanted to pass along this informational update regarding recycling in our community. Waste Management, Lee County's contractor for waste pick up, has recently issued 26 violations in Wellington for recycling bins that were not in compliance with accepted materials. Placing the wrong materials in your blue recycle bin may result in your bin being marked with an orange sticker for non-compliance and potentially not emptied on pick up day.

To help everyone better understand what can and cannot be placed in recycling bins, the HOA will be distributing free reusable bags along with updated informational guidelines. Please look for them at your door in the coming days.

Going forward, Waste Management will randomly check recycling containers at time of pick up. Any bin found to be out of compliance will receive an orange sticker and will not be emptied until the nonaccepted items are removed.

WELLINGTON PRESERVES COVENANTS AND
RESTRICTIONS in accordance with FL
Marketable Record Title Act (MRTA
S.720.3032)
If HOA communities do no
preserve their Governing Documents they can
expire or “extinguish” after 30 years. On July
24, 2025, Wellington completed the process to
preserve the existing Governing Documents
(to include amendments) by recording a
Notice of Preservation from Marketable
Record Title Act with the Clerk of the Court for
Lee County. The recorded document is now
linked on the Documents page. Additionally, a
hard copy will be mailed to each owner in
coming weeks.

LEASING AMENDMENT RECORDED WITH
LEE COUNTY EFFECTIVE 05/02/2025

On February 4, 2025, a two-thirds majority (78) of
Wellington Owners voted to amend Article XI
Section 19 of the Declaration Document to
restrict new owners from leasing their property for
a period of 1 year from the date of purchase. This
rule does not apply to owners who owned their
property prior to 05/02/25, whether they currently
lease or not. The updated documents can be
found under the Documents page of this website.
